12South

12South is the neighborhood district along 12th Ave S defined by Wedgewood Ave on the north and Gale Lane on the south. In the late 1990’s, Metro Public Works began a multi-year, multi-million dollar streetscape improvements project intended to improve walkability and reduce traffic speeds. The neighborhood was revitalized by these efforts and others meant to improve the residential and commercial aspects of the area.

In the years since, 12South has welcomed new retailers and restaurants and has become a unique and charming neighborhood. Homes in 12South are a mix of historic Bungalows and Foursquares from the 20’s and 30’s, many with a Craftsman influence. New construction homes are often historic replicas inline with the rest of the neighborhood. There are also duplex, town home, and condo options in 12South. Another highlight of 12South is Sevier Park with its winding walking trails, playgrounds, tennis & basketball courts, and green space.
