Ask Mark: Days-On-the-Market

Question: The news recently has been making it sound like homes on the market aren’t selling and are sitting for months and months. Is this true? How long does it take you to sell a house?

Answer: There is a statistic in real estate called Days-On-Market (DOM) that refers to how long a home takes to sell. Every home is different and there are many factors that contribute to a low or high DOM for a particular listing.

While some areas of the country are experiencing very tough real estate markets, Nashville’s continues to fare much better proportionately. During the first half of the year, the average DOM for Davidson County was 73. That means it took 73 days from the day a home went on the market to the day it closed. Village Real Estate’s DOM was 58. What was our team’s average? 35 days.
