    • Happy New Year

Thanks to those of you who have continued to support our agents, our company, and through our Village Fund, the community. I'd like to give all my blog readers a quick overview of where Village has come this year and express my hopes for the new year.

    • Staying Busy

Yes, the market has slowed down. Yes, it is the holiday season. But we are busy over here at Village! Who knew. We sold 9 Velocity condos a week ago and 3 Werthan lofts as well. There have been a few more closings over on the East side at East End Lofts and in Germantown as well at Madison Square. Business is good for my team and me, and we look forward to a strong finish for 2007.

    • Nashville’s Market

A couple of weeks ago, we held a seminar in our office called “How to Find Confidence in the Nashville Real Estate Market: What the Media Isn’t Telling You.” We had over 125 in attendance, which was a surprise to us, and we featured four panelists including myself. I talked about the market, and Village sales.

    • Magic Johnson Invests in The Gulch

It was announced last week that Magic Johnson has invested $20 million into the Terrazzo, under construction in the Gulch. The continued confidence in the future of this urban neighborhood is very exciting! Other projects like Icon in the Gulch, Velocity in the Gulch, Rhythm at Music Row, and Griffin Plaza will all benefit.

    • Groundbreaking in SoBro!

Rolling Mill Hill broke ground on Thursday, September 13. What an exciting day for this development, and the city. This historic site means a great deal to many people and this was poignantly recognized by many at the ceremony. Former Mayor Bill Purcell and new Mayor Karl Dean were both present, as were the developers and others involved with the project. Buyers came out to celebrate and a great party followed at the Sales Center.

    • Rolling Mill Hill

Rolling Mill Hill, one of the most interesting projects in Nashville, is breaking ground on September 13th. The first round of construction on this 36 acre master plan will be developed by Direct Development, out of Wisconsin, and R.C. Mathews will be the contractor. The site, when fully formed, will include old buildings and new, high river bluffs with some of the best views of city and bridges.

    • In Response…

A reader left this comment on my most recent post: "When I purchased a pre-construction unit over a year ago, developers were not negotiating on price. It was pay this or you don't get it. From what I understand now is that a lot of other new developments are taking offers. Is this because of a hurting market or have they finally realized that the market may not support their prices? It's hard to say with everything being speculation and not many developments being completed. Also, I wonder how many buyers would choose to lose their initial deposits and walk away if a developer chooses not to negotiate prices now."

    • Under $200,000 Market HOT!

There is plenty of talk about the Nashville market, and slowing sales. Since Village is more urban then most, our market is strong, and we had our best month ever in July. We offered through our e-newsletter an Under $200K Tour, and invited folks to join us to see lofts and condos in the attainable price ranges on a Sunday afternoon.
