A longtime property owner in Nashville’s 12South area is planning a mixed-use building at the northeast corner of 12th Avenue South and Paris Avenue.
1221 Partners LLC, whose managing partner is Mark Deutschmann, is seeking a rezoning to permit a three-story 21,000-square-foot retail/office building that will wrap around a building it owns at 2814 12th Ave. S. A two-story parking garage that will front Paris Avenue is also planned on two lots behind the building.
Joel Solomon, a partner in 1221 Partners, said the new building is intended to help meet demand from small businesses for space.
“12South is very popular — there’s a lot of creativity and entrepreneurship, and we get many calls for space,” Solomon said, adding that he couldn’t confirm tenants for the space.
Overall, 1221 Partners is seeking specific plan mixed-use zoning for six-tenths of an acre, which in addition to the proposed project site includes the building at 2814 12th Ave. S. Tenants of that existing building include 12South Yoga on the first floor and several others, including the victim advocacy agency You Have the Power, a restaurant company and a construction company upstairs.
In the 12South area, 1221 Partners also owns the retail building that houses Taqueria del Sol restaurant and Trim Classic Barber & Legendary Beauty shop and is adding parking in the back. It also owns a pair of buildings at the corner of 12th and Linden avenues with clothing store Serendipity, arts studio Art & Soul, Shannon Fontaine Photography and a meditation center among tenants.
Deutschmann is also the CEO of Village Real Estate Services, while Solomon is also chairman of Renewal Funds, a Vancouver, British Columbia-based venture capital firm.
