Yes, the market has slowed down. Yes, it is the holiday season. But we are busy over here at Village! Who knew. We sold 9 Velocity condos a week ago and 3 Werthan lofts as well. There have been a few more closings over on the East side at East End Lofts and in Germantown as well at Madison Square. Business is good for my team and me, and we look forward to a strong finish for 2007.
We have 456 sales so far this year and hope to reach our goal of 500 by the year’s end. The neighborhoods where most of our sales have been are Hillsboro Village (37212), 12South (37204), Midtown (37203), Downtown (37219), & East Nashville (37206). There is much hype about the housing industry, and we are finding many people concerned about buying at this time. The truth is now is the best time to buy because the buyers have the upper hand in the current market. Sellers are offering all kinds of flashy incentives that make the deal even sweeter. How about some closing costs dollars or a new refrigerator? What about a fancy new iPhone? A two year car lease? These are all incentives I’ve seen offered recently. My recommendation? Buy now while sellers are willing to negotiate. It feels to me that the market in Nashville will take off again in ’08, and willingness to negotiate may fade fast.
