Gulch building will convert to condos from STR

Nashville-based The Mainland Companies is converting the residential units in its mixed-use building The James in The Gulch to condominiums from apartments.
The first of 31 condominiums — ranging in size from 670 to 1,375 square feet — will hit the market in early September, following a renovation to the units and common areas of the five-story Division Street building, according to a release. The CityLiving Group at Village Real Estate, led by Mark Deutschmann, will handle the marketing and sale of the condominiums.
Condo prices range from the low $300,000s to the low $600,000s and Mainland plans to deliver five units per month. Buyers will select from five different one-bedroom and two-bedroom floorplans.
The James is located at 1002 Division St. and features about 7,000 square feet of street-level retail. Previously, Mainland had master-leased the 31 units to Stay Alfred as short-term rental spaces. That lease expired in April just as the COVID-19 pandemic led to the shutdown of much of Nashville’s tourist economy.
Unit renovations include engineered hardwood flooring, stainless steel appliances and kitchen and lighting fixtures. Building amenities include a terrace with downtown views, a lounge with catering kitchen, a cardio-fitness room, a bicycle storage and repair station, a secure package locker and controlled access parking.
